Brunswick asset revitalised to shape the modern working environment
The recent completion of a $2 million refurbishment of the office building at 172 Moreland Road, Brunswick, is testament to Castlerock’s commitment to provide modern, elevated working environments for its valued tenant client, Services Australia.
172 Moreland Road has been home to Services Australia for 27 years, moving into the building in 1997. They are a tenant that perfectly symbolises the win-win partnership Castlerock strives to establish with all its tenant clients.
In light of Castlerock’s commitment to advancing facilities, Castlerock initiated discussions geared towards mutually beneficial negotiations to upgrade the building, ensuring alignment with Services Australia’s current occupational requirements.
This strategic collaboration resulted in a favourable agreement, securing a new nine-year lease for the property, extending its tenure through to 2032.
The project encompassed a high-level scope of work, resulting in the building having a fresh, modern look. Externally, the property underwent a makeover with façade replacement and a fresh coat of paint to give a vibrant and contemporary appearance.
Internally, the refurbishment included upgraded bathrooms and a modern kitchen to enhance tenant amenities. LED lighting with a DALI Control system improves energy efficiency and aligns with the existing 5-star NABERS rating. The entrance foyer was revamped with new tiling, wall finishes and handrails, creating a welcoming environment.
The attention to detail went beyond these refurbishments, with local Melbourne artist Ness Flett commissioned to create a mural on the laneway edge. This addition complemented the newly refurbished façade, as well as serving as a deterrent to graffiti artists.
The choice to feature the spotted-tail quoll perfectly aligns with the building's colour scheme and Flett’s botanical illustrations, colour scheme and vibrancy paying homage to the Merri-Bek community.
Courtney Oder, a member of the Castlerock construction team, shared her experience working on the refurbishment, saying: “The experience was rewarding, between the active participation in mural selection, prioritising minimal disruption for our tenant client, and coordinating complex tasks such as tram and power shutdowns.
“Other challenges, such as the successful erection and dismantling of crucial scaffolding to ensure the safety of contractors working on the façade, were also handled competently.”
